Hey Justin! You still think this is a solid idea? I am based in PA (plenty of nearby land) and am analyzing land prices 1 hour out for this type of business model. The availabilities on the newer online marketplaces for camping/off grid getaways that you mentioned still seem to have tons of room to run for improvement (referencing your SF airbnb playbook)
Even thinking it could couple as a venue for "runningman"* style events (small sized health/wellness summits with sauna/plunge/race/activities). This would probably be 2-4x per year but still could provide profit and advertising to the offering nonetheless.
I've given this a great deal of thought, but you're going to find out that there is a "Camper" on a spectrum that you are going to price out, and it won't take much for them to compete.
